Class 1 structures (1-2 family dwellings) are locally regulated. Class 2 structures (commercial, multifamily 3+) regulated by state. Urban areas (Indianapolis, Fort Wayne, Evansville, South Bend) typically have IRC 2018/2021 with amendments. Many rural counties have LIMITED or NO code enforcement in unincorporated areas. Southern Indiana has significant karst terrain requiring special construction considerations
Important: Southern Indiana, particularly Monroe, Lawrence, Orange, and Crawford counties, has extensive karst terrain characterized by limestone bedrock, sinkholes, caves, and underground streams. Construction in karst areas requires geotechnical investigation, proper foundation design, and careful stormwater management. Never direct stormwater into sinkholes. Southwest Indiana has coal mining history with potential subsidence risks
Important: Southwest Indiana, particularly Gibson, Pike, Warrick, and portions of Vanderburgh counties, has historical coal mining operations that create potential subsidence risks. Underground mines can cause surface subsidence years after closure. Mine subsidence insurance is available through the Indiana government. Before construction in affected areas, check mine maps, consider foundation design for potential movement, and evaluate subsidence risk. The Indiana Geological Survey maintains mine maps and provides technical guidance.
Northwest Indiana experiences significant lake effect snow from Lake Michigan
Important: Northwest Indiana counties near Lake Michigan (Lake, Porter, LaPorte) experience lake effect snow that can significantly exceed typical snowfall amounts. This results in higher snow loads (25-35 psf vs 20-25 psf central Indiana), increased ice dam risk, and more frequent freeze-thaw cycles. Consider increased ice barrier coverage (36 inches), verify snow loads per ASCE 7, and design for heavy snow accumulation. Lake effect bands can produce localized heavy snowfall that may exceed design assumptions.

Flood & Coastal
FEMA-designated Zone AE (Special Flood Hazard Area with established Base Flood Elevations) is present along major river corridors throughout Indiana.
